A New Top Without Starting Over
Asphalt resurfacing places a new layer of hot-mix asphalt over existing pavement. For a driveway or lot that is faded, rough and covered in surface cracks but still firmly supported, it brings back a smooth, dark surface for less than tearing everything out. HomeGuide lists resurfacing at about $3 to $7 per square foot and says an overlay typically saves 20 to 30 percent over full replacement. Whether it works depends on the base.
Is your pavement a candidate?
Good candidates have:
- Surface cracks that are not connected into an alligator pattern
- A firm surface with no soft or sunken areas
- Edges that are intact
- Drainage that works
Poor candidates have widespread alligator cracking, ruts or soft spots. Overlaying those means the cracks reflect through, often within a year or two. Isolated failures can be cut out and rebuilt before the overlay.
Preparation
We clean the surface, patch failed areas, fill larger cracks and, where the new layer meets a garage floor, sidewalk or street, mill or cut a keyed joint so the overlay ends flush. A tack coat bonds the layers, and the new asphalt is placed and compacted, usually about 1.5 to 2 inches thick on a driveway.
Heights and water
An overlay raises the surface, which can change how water flows at the garage, at doorways and at the street. On flat Warner Robins lots, a small height change matters. We check these spots and plan joints and slopes before work starts.
Lots
Commercial lots are often milled and overlaid in sections so curb heights stay the same and the lot stays open. Restriping follows.
Driveway pipes and overlays
Where a driveway crosses a ditch on a pipe, a sag over the pipe will show through an overlay. If the pipe is crushed or under-covered, it should be replaced first. On Houston County roads, that work falls under the county permit.
Overlay or replace: a quick comparison
- Overlay: lower cost, quicker, keeps the old base; works only if that base is firm.
- Replace: higher cost, takes longer, rebuilds the base; the right call when the base has failed.

Timing
Overlays need warm, dry conditions to bond and compact. In Middle Georgia that is most of the year; we avoid cold, wet days in winter and plan around afternoon storms in summer.

Typical Resurfacing Costs
| Item | Published range |
|---|---|
| Driveway resurfacing (HomeGuide) | $3 to $7 per sq ft |
| Overlay, repair guide (HomeGuide) | $1 to $3 per sq ft |
| Savings vs. replacement (HomeGuide) | About 20% to 30% |
| Resurfacing, general (Angi) | $3 to $20 per sq ft |
Figures below come from national cost guides, and each one builds its numbers its own way. Middle Georgia pricing can differ, and removal, base repair, pipe work and access change the total. The number on your written estimate is your price. Guides present overlay pricing differently, which is why the ranges vary.

Asphalt Resurfacing Questions
How long does an overlay last?
On a firm base with good drainage, many years. On a failed base, it can crack within a year or two.
Will my driveway be higher afterward?
Yes, by the overlay thickness. We mill joints at the garage and street to keep transitions flush.
Can you overlay a lot in phases?
Yes.
Is an overlay cheaper than replacement?
Usually; HomeGuide estimates 20 to 30 percent savings.
Can an overlay fix a sag over my driveway pipe?
Not by itself. If the pipe is crushed or under-covered, it needs to be replaced first, then the area can be paved.
